The CSJ Guide to letting your property

Letting your property could be a daunting task, however, let the lettings specialists at CSJ help guide you through the process and give you peace of mind you have everything covered. Here are some tips to some of the things to consider:

Get the price right

Our aim is to let your property for the highest possible price in the shortest possible time to the best possible tenants. Sounds easy doesn’t it. However, at CSJ we are used to managing this process successfully for local landlords. We can arrange to visit you and your property to better understand your requirements as a landlord and provide you with details of comparable and local properties that have been let.

Instruct a Lettings Agent

Selecting the right letting agent is key to your success as a landlord. You will be looking to select an agent who knows the local market inside out as well as having confidence they can guide you through all your legislative responsibilities smoothly.

Marketing

Presentation and staging are critical to achieving a successful let. Decluttering, finishing off DIY jobs, getting tenants to keep things tidy are all important on viewings and before we send round our professional photographer and floor planner. If instructed, CSJ would implement a comprehensive marketing strategy, including exposure on our website, email & SMS alerts to waiting tenants, promotion on the property portals and social media platforms.

Prepare for a tenancy

There are many things to consider when letting a property from permissions from your lender and insurer, from tax to insurance, from EPC to safety certification. CSJ can help you with a pre tenancy checklist to make sure nothing gets missed whilst we are looking for the new tenant.

Selecting the right tenant

CSJ have been sourcing tenants for over 40 years and having a knack for choosing the right one comes with experience. We want to make sure they will look after the property and treat it as their own, pay the rent on time, and be courteous to neighbours. Knowing who will do that has become second nature to us. At the same time, we use a rigorous referencing process to leave no stone unturned before making a recommendation whether to proceed with a new tenancy.

Prepare Your Property

Before you let your property for the first time you must complete a comprehensive inventory. This will set out the condition and contents of the property. CSJ partners with reputable and professional inventory companies that can take care of this for you. The property must also be in a good and clean condition when the tenants move in.

Compliance

There are currently 168 regulations and pieces of legislation that landlords must be compliant with before and during a tenancy, a list too long to cover here. At CSJ, we make it our business to make sure you and your tenants are protected.

Property Management

Managing a property can be frustrating, time consuming and expensive if you are not used to property management, and any perceived savings from not instructing a managing agent are quickly lost. CSJ have been managing 1000s of properties in SW19 and the surrounding area for decades, let us look after yours 24/7 so you don’t have to.

Execution

A tenancy does not start until the new tenant moves in, but before they do, you need to make sure everything is organised, and there are a few things to take care of these days. Pro clean, check in, keys, EPC, Gas cert, tenancy agreement, deposit registration, EICR, PAT tests, Smoke & CO, Legionella due diligence, service of documents under the Deregulation Act, to name a few. If CSJ manage the tenancy for you, all these are something we will take care of.
